Step 2, Home Buyer Rebates - How To Get Into The Home You're Interested In.


Now that we know  how important it is to let other agents know that you are professionally represented  it's time to search for your home! Remember, the most critical part of this as you contact agents is to let them know you already have a buyer's agent.

Perhaps the most difficult aspect of getting your home buyer rebate is getting into the home you're interested in.  Remember, the listing agent works for and represents the seller.  This is called
"sellers agency".  You as a buyer are represented by us or a buyers agent / buyers agency. 

In almost all cases, the buyer's agent schedules the showings and gets you in to see the home.  With our home buyer rebate program, typically we do not show homes unless you're witin about an hour of Ann Arbor where our office is located. Therefore, we need to somehow convince the listing agent to get you in to see the home without us. 

How can you get in to see a home?  NOTE:  It is illegal for you to view a home without an agent.  An agent must accompany you for all showings. 

We have to convince the listing agent to get you in.  This is where you may meet resistance from listing agents.  The typical response from a listing agent could be, "Please have your agent schedule a showing".  Since we typically don't accompany you, this is the sticking point...  You have to somehow convince the listing agent to get you in to view the home.

 

  • Tell the listing agent you're very interested in the home and politely ask when a convenient time is they or one of their team can quickly get you in.
  • Make sure you tell listing agents you have been formally approved for your mortgage. This is critical. Agents want to verify you're approved before viewing homes.
  • Give the listing agent an incentive to get you in. Be creative. You could offer them say $20 or some other amount to take the time to get you in.
  • Call or email us as your buyers agent. We are happy to talk to them and explain our program to try to get you in.
  • Worst case scenario.  Tell the listing agent you're authorized to give back part of our buyer's agent commission.  Try to limit this as it is our home buyer rebate commission that we would split.
