You choose the level of service you would like with the listing, "Limited" or "Full".
Limited serice listintgs mean that you do the work that is usually done by the listing agent.
With "Full Service" listings, we do all of the work, just like a traditional Realtor, we help from start to finish. Most Realtors prefer to do business with other agents and usually do not like to submit offers direct to sellers.
We offer several "FULL SERVICE" options, the only difference being the one option, "FULL SERVICE + FEE has a 1/2% of sales price (to a max of $1,000) fee upon closing.
Please remember, many agents are hesitant to submit offers direct to sellers for fear the seller will not understand how to process the deal. Many deals are lost this way. Like the old saying, "One bad apple spoils it for the whole bunch". Some agents have run into sellers that have no idea how to do the deal and spoils it for the next seller.

When the contract comes in we review with you in detail, figure closing cost and handle negotiations with the buyer agent.
