What is a home buyer rebate or buyer commission rebate?

A Home buyer rebate or buyer commission rebate is where a buyers agent rebates or gives back part of their commission to the buyer of the home. When a home is listed in the MLS (Multiple Listing Service), the seller agrees to pay a commission when the home sells.  Usually that commission is split between the listing agent and the buyer's agent.  

How do home buyer rebates work?

With almost any real estate transaction, the seller pays the commission.  This commission. Let's use a selling commission of 6% for easy math.  When a home sells, the home seller pays the 6%.  That commission is split between the listing agent and the buyer's agent, 3% to each.  You as a buyer would get this rebate at closing to use as a credit toward downpayment or other closing costs.

Why would a buyers agent rebate part of their commission?

An agent would rebate part of their commission as an incentive to increase their business.  The home buyer rebate is a win-win for both the  home buyer and the buyer's agent.  

Consider the time involved in a typical real estate transaction.  If we stand back and look at the total amount of hours or time spent with a buyer drawing up the offer, helping with inspections, contingency removals, overall proccing of the deal through closing, there are not that many hours.  So, we view it as a way to increase our business, get buyer referrals and help buyers buying their home.

 Are home buyer rebates legal? 

Yes. Home buyer rebates are legal in most all states see enclosed map.


 

How much will my home buyer rebate be?

Your home buyer rebate would be a portion of the buyer's agent's half, 3%.  Typically we rebate half of that 3% so your home buyer rebate would be 1.5%. 
For example, a home sale of $500,000, total commission would be 6% or $30,000.

Again,in a typical transaction, half goes to the listing agent and half to the buyer's agent.  Your rebate would be a portion of the buyer's agent's commission of in this case $15,000. If your rebate is half you would receive a home buyer rebate at closing of $7,500.

Best case scenario you save everything less the small, up front fee!
